The plots, located in the centre of the Konstancin Municipality, are currently classified as meadows and fallow land and not included in the local zoning plan. A small portion of the plot (cir. 1 ha) has been zoned for a commercial development. The Fund is currently preparing
a feasibility analysis for constructing of about 9 thousand sqm GLA shopping/office center. The Fund is in discussions with the local authorities aiming at zoning of the rest of the land for residential development.


 

MIĘDZYRZECZE
Międzyrzecze Sp. z o.o. holds plots of land totalling ca. 11 ha, located in the centre of the Konstancin Municipality. Most of these plots are difficult to develop due to unfavourable geological conditions. At present, the plots are classified as meadows and fallow land and not included in the local zoning plan. Octava applied to the municipal authorities, requesting that the Study of the Conditions Determining Local Development is altered and the company’s development plans are taken into consideration when the zoning plan is adopted. The company is considering the possibility of exchanging the plots in question for other municipal plots on which a development project can be executed.


 

OTHER PROJECTS
In order to expand its investment portfolio, Octava NFI S.A. is actively searching for new investment projects matching its strategy. The company focuses on municipal project (providing for the development of residential space) and suburban projects (providing for the construction of large and medium-sized housing estates along with the necessary infrastructure). Specifically, Octava is searching for those projects which – thanks to the innovative urban design solutions – will provide added value and new competitive advantages.
